Street Level

Available Commercial Space

Commercial spaces of 3,215 square feet of street level area and 2,200 square feet of basement area are presently available for design and up-fit within the Kress Plaza.  Quoted square footage numbers are calculated on a "net" useable square footage basis.

The street level, as one open space, currently has two Main Street entrance doors (42"X6'8"), one Bank Street side entrance door with provisions for another (42'X6'8") and provisions for two rear doors (36"X6'8").  This area has the potential for multiple spaces allowing various floor plans and configurations.  Planned mechanical systems will allow for a variety of build out options.

The basement features a separate Bank Street side door entrance, in the front side area of the building, which leads down an original large staircase into the basement.  Also, there is an original staircase and freight elevator at the rear of the basement.  The freight elevator has a "dock door" to allow the loading and unloading of freight to and from the elevator at the rear of the building.  The basement also has the potential for multiple spaces, allowing various floor plans and configurations, including planned mechanical systems for a variety of build out options.

With the basement being originally connected to the street level via the large staircase, this would allow for an ideal combination with the street level area for additional square footage downstairs. The basement can also be separate from the street level, forming its own entity and be developed into many different options.


Current Status of Project

The Kress building in downtown Salisbury was purchased by Joel L. Goodman, owner of Goodman Investment Properties in Mooresville, North Carolina, on September 28, 2005.  The construction and renovation phases started in June 2006 and were completed by year’s end 2007.  The work rendered a comprehensive renovation of the building’s exterior and the construction of five luxury historic condominiums on the second floor.  All original architectural elements and stonework was in good condition and remained on the building.  Thoughtful consideration was given to all aspects of the condominium design and construction allowing for an inviting angled corridor leading to each condominium entrance and to maximize natural light from the huge five foot by eight foot windows in each suite.  All construction and renovation work was performed by Goodman Construction Company, also owned by Mr. Goodman, and known for their unparalleled quality and attention to detail.

The project now stands completed with the exception of the commercial space up-fit, which includes both the street level floor and the basement interior designs and construction.  All infrastructures relative to commercial mechanical systems was designed and provided for during the initial construction phase of the project.  These elements include all frame work and mounting systems for HVAC equipment, including all necessary chases to both commercial levels, all new three-phase electrical equipment providing a maximum of 1200 Amps of service distributed through six available individual meters and plumbing services for both water and sewer.

In August of 2011, Sharp Capital Group acquired Kress Plaza. It intends to occupy 50 percent of the first floor and 50 percent of the basement for its own use and to be used by its subsidiary companies. Sharp expects to have renovations completed by spring 2012.

General Structural Information

The Kress Plaza building is one of a few buildings built in the early 1900's using an all steel and concrete design structure.  Massive amounts of structural steel members, large in size, were incorporated throughout the basic structure, to a degree of overbuild/over-engineered.  To compliment the steel structure design, strong PSI concrete loaded with stone aggregate was used to form the dividing levels, including the roof deck, at an average depth level of six inches.  Exterior walls were constructed of multiple layers of brick, supported by concrete and steel columns, to a total wall depth of approximately twenty inches.  The design and installation of mechanical systems posed some challenges while working in and around this hefty structure.  Even though all original mechanical systems were totally removed from the building, the massive amount of electrical circuitry including numerous heavy panel and junction boxes, all solid brass water supply piping throughout and the comprehensive HVAC systems were all indicative of the consistent efforts the S.H. Kress and Company had to their committed mission to design and build the best buildings in their era of time.  The qualities found in the Salisbury Kress building certainly matches all recorded efforts from architectural design to structural integrity that Mr. Kress desired in his buildings.  These qualities were seldom seen in Kress's day and certainly unparalleled in today's modern construction.

 

All commercial property sold within the Kress Plaza project will have Federal and State Tax Credits for the buyer.
